Please consider that every property is different; and prices only vary from this list
in order to reflect those differences, specific client requests, and other necessary ancillary services.

 

  • All pricing is agreed upon, in written form with signatures, before any services are rendered.
     

  • All inspections include a digitally delivered inspection report, via
    Inspector Nexus comprised of the inspector's observations and documented with either
    photos, videos and/or written explanations.

  • Travel costs may be incurred for more distant properties (farther than 35miles). 
    This cost will be calculated and disclosed in writing before services are rendered.
    Commerce City, Denver, and the immediately surrounding areas, are almost entirely included within
    the service area for no additional charges. 
     

  • Reports are printable*: You may print as many as you need from the link sent to your e-mail for free OR...
    Test The Nest can deliver a single hard copy to you for an additional $15.00 (+$5each for multiple copies) in your total inspection fees.  This charge covers color printing and shipping, and you will still also receive a digital version of your report.  
    *Please be sure to specifically request a hard copy     should one be necessary.

               This inspections service includes a Service Animal Safety inspection report.

Aging-in-Place Inspection
recommended for homes with seniors

     (with full general inspection fees paid for 50+) : Included Free
(with Extended-Family Home inspections fees paid) : Included Free
                      (scheduled separately at any age) : $200.00 +
                 (scheduled separately for 50+ clients) : $150.00 +

Extended-Family Home Inspection 
recommended for multi-generational families

(with full general inspection fees paid) : Included Free

Includes collection of Aging-in-Place, Accessibility, Child Safety, and Animal Safety reports.

Child Safety Inspection 
recommended for parents and guardians

Includes TWO full general home inspections: One before passing for legal records, and then
another after passing to update benefactors with documentation of the most current conditions.
Benefactors will receive digital copies of both inspections.

Inherited Home Inspections
recommended when inheriting a property

(under 2k sq ft) : $300.00 +
(under 3k sq ft) : $400.00 +
  (over 3k sq ft) : $500.00 +

Maintenance Inspections 
recommended on a regular schedule for reference purposes

 (with general inspection fees paid) : Included Free 
        (3k sqft scheduled annually) : $450.00+ for first inspection; $250.00+ each subsequent    
   (3k sqft scheduled bi-annually*) : $450.00+ for first inspection; $115.00+ each subsequent                                                      *Performed in two seasons of the client's choosing.
Maintenance Inspection schedules for homes over 3k sqft are estimated after first inspections.

Radon Testing and Sewer Scopes 
recommended addition to any inspection service

  • It costs $150.00 to add a Radon Test to any scheduled home inspection service.
     

  • It costs $150.00 to add a Sewer Scope video to any scheduled home inspection service.
