Inspection & Reporting Process of Test The Nest

  • Test The Nest Inspections LLC follows InterNACHI's Standards of Practice, exceeding them where possible, by focusing on the specific needs of residents using a more individualized lens: working WITH you. 
    Inspector Nexus is then used to compose and deliver digital home inspection reports.

     

  • Test The Nest communicates via e-mail, before and after the inspection. This short series of e-mails will include a few notes to prepare everyone for the inspection, and then follow up to ensure all client concerns and questions are addressed. E-mails will also include important links to inspection agreements that MUST BE SIGNED before any services can be rendered.  Clients not attending may sign electronically.
    ***Please remember to share with your inspector all relevant contact's phone numbers and/or e-mails.
    ***Test The Nest Inspections LLC will not sell and/or use email addresses to solicit inspection services.  

     

  • Clients, and/or their Agents who wish to attend an inspection, will be required to agree to an additional liability release waiver.  You may request, in writing, to attend your scheduled inspection here, and a waiver will be included in your agreement terms automatically.

    ***During the inspection, Clients and/or Agents will only have access to the areas the inspector deems safe for entry.      Inspector will not be able to allow anyone into any crawlspaces or onto any ladders.  

     

  • An average home inspection takes about 2-4 hours to complete on site. Times vary based on property size and complexity of defects observed and necessary documentation. 

     

  • Inspectors and clients must make arrangements for the inspector to have access to the following areas of a property: Interiors including kitchens, bathrooms, bedrooms, storage, common spaces, laundries, basements and/or crawlspaces.  Exteriors including yards, sheds, garages and/or parking areas.  
    ***Please remember to unlock areas that require keyed access; as locked rooms will not be entered. 

     

  • An inspection report is only a reflection of the building conditions as they were observed DURING the time of inspection.  No guarantees can be made by Test The Nest Inspections LLC regarding the past, continuing, or future state of reported (or non-reported) conditions. 
    ***Please remember to connect utilities, wherever possible, to create the most comprehensive observational environment for inspectors. 

     

  • All observations are made using VISUAL ONLY METHODS and reports will not include areas inaccessible or invisible to inspectors. ***Furniture and/or personal items cannot be moved by inspector.  

     

  • Reports include documentation of the inspector's observations using photographs, video clips and written explanations. ***Photography attempts to avoid personal items wherever possible.

     

  • Please allow the inspector 24-48 hours after the inspection to prepare final reports for delivery.   
    Your inspector, Victoria Green, will be in touch regarding expected report deliveries; and any reason for
    a later-than-expected delivery will be discussed with clients without further delays.

     

  • Reports are printable. You may print as many as you need from the link sent to your e-mail OR...
    Test The Nest can deliver a single hard copy to you for an additional $15.00 in your total inspection fees.  This charge covers printing and shipping and you will still also receive a digital version of your report.
    Please be sure to specifically request a hard copy should one be necessary. 

     

  • Radon Testing or Sewer Scopes may slightly affect estimated report delivery times. 
    Please Note: Radon tests are performed over a minimum of 48 - 120 hours for short term testing. 
    The tester will access the property TWICE in order to position, and then retrieve, testing equipment. 
    *** Radon test results will be digitally delivered, separate from the full report, as soon as they are returned from the laboratory after official testing assessment.
